3 floor rear extension, alterations and refurbishment

Extension, alteration and refurbishment to a terraced house in a Putney conservation area for a family who have lived there for sometime and wanted to increase the space, modernize the services, including the kitchen and bathrooms and change the layout to better suit their daily lives.  For this family, this meant a proper utility room, a comfortable study / home office space with suitable built in joinery, a family tv room, an en-suite bathroom to the master bedroom, a downstairs guest loo, and so on.  The way the house would be used in various circumstances was carefully considered in the design process.

To achieve the required space we extended out to the rear over 3 levels, stepping back at each level, ending with a roof terrace at the top. This was in keeping with some of the other houses in the terrace. As the house faces west, we designed overhanging  eaves with concealed gutters for the flat roofs to provide some summer shading.  We also maximized the penetration of the light into the lower ground floor by maximising the height of the slender framed garden facing sliding doors / windows. 

We designed a series of steps along the entire width of the garden – making the level change from the lower ground terrace level up to garden level quite graceful and connecting the garden to the new main kitchen space.

The house was rewired and all new hot water systems and heating installed so that the services are efficient and controllable.  We insulated and sealed the loft space of the house, and all the new walls, floors and roofs have sufficient insulation to keep the house internal environment comfortable.
